About the Community

No, Cypress Run is not age-restricted. Everyone is welcome here.

Not at this time. However, emotional support pets are allowed with proper documentation from a mental health professional. Ask for a copy of our current Rules and Regulations about details about support/companion pets.

Trained service animals are always welcome.

 

No. Cypress Run Condominium Association is managed by an all-volunteer Board of Directors, who are owners of Cypress Run condo units.

No. Cypress Run Condominium Association as a corporation does not own any units. Some individual owners rent out their unit, but that is not handled by the association or the Board of Directors.

Cypress Run is a Condominium Owners  Association. Cypress Village is a Property Owners Association within Sugarmill Woods.

Since Cypress Run is in Cypress Village, we are individually members of that association and responsible for the annual POA fee, which pays for the management company, the building at the West Cypress Blvd. entrance, maintenance of the greenbelts, and maintaining the appearance of the community by enforcing the POA’s regulations.

What About Assessments?

The assessment is $565 per month, due the first of each month. For convenience, some owners pay in advance for the year.

Insurance: for buildings and common elements, liability, and several others (see the list under “Insurance” below)

Maintenance and repair of common elements:  driveway, parking lots, sidewalks, carports, pool, clubhouse, buildings, elevators, roofs, lawn service, pest control

Utilities for common areas: 

Electricity for outside lights, irrigation well pumps, and pool filter and heater

Water and sewer for the clubhouse and pool

WIFI and cable TV for the clubhouse

Utilities for the housing units:

Water and sewer

Trash pickup

Spectrum TV and high-speed Internet (including WIFI)

Reserve Fund:  For major repairs/replacements that are not in an annual budget, like roofs, pool, driveway and parking lots, carpet/tile in building walkways, elevators, painting building exteriors…

Professional Services:  Accounting and legal 

No. The Board of Directors has established a preventive maintenance plan that will minimize surprise expenses above what the Reserve Fund can cover.

The Residential Buildings

Concrete block covered with stucco and brick veneer, built on concrete slab. Flat roof covered with flexible membrane.

1981-1985

The inspection was completed in late 2023 and the study was provided in early 2024. A follow-up study is not needed because no structural areas of concern were uncovered.

The only problem discovered was stucco cracks just above the ground on some of the buildings. This was repaired before the buildings were repainted in March/April 2025.

There are fire alarms and sprinklers in the first floor trash rooms, with alarm pulls and fire extinguishers in several locations in each floor’s common walkway.

Each residential building has an elevator, which is inspected monthly.

Responsibilities

To maintain the common elements (everything outside the front door plus all common plumbing, electrical, and dryer vents) and manage budgeted income and expenses, including insurance. (See the Declaration of Condominium on the Documents page for details.)

Maintaining their home in good condition, not littering the common areas (including outside their own door and where they park), their air conditioner, windows, doors, porch, and everything inside the walls of their unit that are not shared with other units.

The outdoors part of air conditioners are on the roof.

Can be summed up as:  “Maintaining their unit, paying their assessment on time, and living peaceably with their neighbors.”

Insurance

Buildings, including windstorm and hail

Liability, including Commercial General Liability, Directors & Officers Liability, Auto Liability (no association-owned vehicles, but required by law), Employees Liability (required by law)

Workers Compensation (no employees, but required by law)

Insurance companies cover individual condos on C06 policies. You may be able to waive windstorm coverage; discuss it with your insurance agent.

You are not required to have insurance on your condo, but it is a wise investment, unless you have the financial resources to cover liability if someone gets hurt in your condo or your pipes leak and damage surrounding units. Or if lightning strikes nearby and blows out all of your appliances. You would also be responsible for rebuilding your condo area if there is a catastrophic event that severely damages or destroys the building that contains your unit.

The Board of Directors

Mandated by Florida Statute 718, the Board is comprised of the officers and directors of the non-profit corporation. With a 90-unit community, we are required to have at least three board members and by our Bylaws we can have up to seven members. The officers by statute are President, Secretary, and Treasurer. Our Bylaws include a Vice President. 

The Board of Directors serve at the pleasure of the association (owners) and all must complete an initial 4-hour training course within 90 days of joining the Board and yearly 1-hour updates to be certified by the State of Florida. Current members’ certificates are available for inspection upon request.

Florida law mandates the board must meet at least once per quarter, but we meet whenever there is something to discuss and decide on. There are multiple meetings during the year.

Notice of meeting and agenda is emailed, posted on the bulletin boards above the mailboxes, and will be available in the Members’ area of this website. For the annual Members Meeting in December, those members who have not given permission to receive notifications by email will receive them via USPS or hand-delivered.

Any member (condo owner) who is not behind on paying their assessment, is not a convicted felon, and who wants to serve the community to ensure the stability of our investments and peaceable living with our neighbors.

The fastest way is to phone our hotline at 352-794-1321. Board members share the responsibility for answering and responding to calls. If one is not available, your call will go to voice mail and someone will get back to you as soon as possible.

Owners' Questions

Turn off your water in the utility closet near your front door and call a 24-hour plumber.

Our water lines come up from under the building, travel through the square area in the corner of the kitchen, across the lower part of the ceiling, to wherever it is needed. Therefore, if you get a leak anywhere in the lower (dropped) part of your ceiling, it is probably from your own pipes.

If you have difficulty turning off the water or want someone to take a look at where the source of the leak may be, phone our Hotline 352-794-1321,

If the leak is around your windows, door, or on your screened porch, we encourage you to address it as soon as possible to minimize damage in your home.

If it is determined that the leak is from a shared pipe or the roof, the association will take responsibility.

You are responsible for your electricity (Duke Energy), your telephone, and any Spectrum TV extras you want (pay-per-view, premium channels, etc.).

This is required by Florida Statute 718 with a list of items that must be included.

As an owner, if you have provided your email address to the Board of Directors, you will be given a login and password to access this private area. There you will find communications from the Board, meeting announcements/agenda, and minutes, financial reports, and anything else the Board will communicate that should not be put out for the general public.

When a member sells their condo, their access will be revoked.
